Central Park Estates Launches 'Selene' Luxury Serviced Tower in Flower Valley, South Gurugram; 85% Sold on Day One
Central Park Launches Selene: Record Launch Response in South Gurugram Luxury Market
In the latest addition to the luxury real estate landscape of south Gurugram, Central Park has launched Selene, a new luxury residential tower within its flagship township, Flower Valley. Featuring 353 ultra-luxury studio and one-bedroom residences, the project witnessed a remarkable response with 85 per cent of the inventory sold out on launch day.
The Serviced Residence Model Takes Hold
Being developed in Sector 32-33, Badshahpur Sohna Road, South Gurugram, Selene comprises 353 studio and one-bedroom serviced residences, along with 38 high-street retail outlets. The fully furnished apartments represent a shift in how luxury residential towers serve buyer expectations—combining hotel-grade service standards with permanent residential ownership.
The homes, ranging from 1000 to 3600 sq ft, feature four-side open layouts with 3.9-metre floor-to-floor height, offering sweeping views of the Alpha Golf Course and the Aravalli Range. Priced from INR 20,000 per sq ft onwards, the residences are curated for HNIs and UHNIs, blending opulent design with hospitality-backed convenience.
Hospitality-Backed Living as a Differentiator
Residents will enjoy an array of thoughtfully curated amenities, including a retail promenade, poolside lounges, wellness zones and alfresco dining spaces. These are supported by St. Jerome, Central Park's in-house hospitality arm, ensuring a standard of service that matches global benchmarks. The project also features multi-tier security systems, high-speed elevators and easy access to on-site infrastructure, such as The Vedanya School and Medanta Clinic.
Location and Market Timing
Strategically located, Selene offers excellent connectivity to the Delhi–Mumbai Expressway, KMP Expressway and Golf Course Extension Road, while being just minutes from key hubs like Rajiv Chowk, Golf Course Road and Ambience Mall. The launch timing aligns with a structural shift in Gurugram's residential market. While Mumbai has traditionally dominated India's premium housing landscape, CY 2025 saw Gurugram surpass Mumbai in total transaction value for homes priced above ₹10 crore. This shift signals a structural change in India's luxury housing geography, positioning Gurugram as the fastest-growing high-end residential engine among Tier 1 cities.
The Flower Valley Township Context
Selene enters a township that has already proven its appeal. Flower Valley is a 250 plus acre integrated township in South Gurugram. The larger township houses diverse product types—from villas and independent floors to apartments and plots—making it a self-contained ecosystem for luxury living. The total project investment stands at INR 550 Cr, funded through internal accruals and capital finance. The entire project is being developed in a single phase, with an estimated sales realization of INR 1000 Cr+.
Developer Track Record and Scale
Central Park is a series A company based in Gurugram (India), founded in 1999 by Amarjit Bakshi. Over two decades, the developer has built a substantial portfolio across the Delhi-NCR region. Central Park builders is one of the leading developers in India and has 23 residential and commercial projects in its portfolio, out of which 23 projects are in Gurgaon. The company's strategy has centered on concept-based luxury developments with integrated hospitality services—a model that has now scaled to the serviced apartment segment.
Leadership on the Launch Response
"With Selene, we've introduced a new paradigm in luxury living. It's something Gurugram has never seen before – it challenges the conventional idea of residential spaces and sets a new benchmark for the city," said Amarjit Bakshi, Chairman & Managing Director, Central Park. "The response to Selene has been phenomenal, and it affirms the growing preference for concept-based luxury living. Buyers today are looking for more than just a home; they're looking for a complete lifestyle, backed by trust, transparency, and thoughtful design," said Ankush Kaul, President – Sales, Marketing & CRM, Central Park.
What 85% Sell-Out Signals
The near-complete sell-out on day one signals several market dynamics. The launch witnessed a strong market response, with 85% of the inventory sold on day one, reflecting the rising demand for premium serviced homes in the region. This demand comes amid broader market momentum—CY 2024 marked a decisive turning point for Gurugram's ultra-luxury housing market, as unit sales surged to 519 and transaction value climbed to ₹13,384 crore, setting the stage for an even stronger 2025. In CY 2025, volumes nearly tripled to 1,494 units, reflecting extraordinary demand momentum in the ₹10 crore and above segment.
The sales velocity also reflects buyer confidence in the developer's execution capabilities and the proven appeal of the Flower Valley township as a destination for ultra-high-net-worth individuals seeking both privacy and curated community amenities.
