The opening of the membership club marks a deliberate transition from a private, invitation-only pre-sale phase—during which approximately 25% of inventory was already sold—to broader market availability.
Project Scope and Specifications
Belanova comprises 124 residences, each with an average ticket size of approximately ₹25 crore. The project is part of the 47-acre Central Park Resorts ecosystem in Gurugram and is being funded through internal accruals and project finance, without institutional investor or private equity participation.
The residential venture has been undertaken with a total project investment of ₹1,200 crore and carries an estimated topline revenue potential of ₹2,500–3,000 crore. The development is scheduled for completion by July 31, 2026.

The project has been positioned as a low-density vertical estate within the larger resort ecosystem. Design decisions have been guided by private lift lobbies and dual lifts per residence, 13-feet floor heights and expansive balconies, ensuring privacy, structural integrity, and architectural proportion at every level. Strategically located adjacent to the elevated Sohna carriageway with direct connectivity to NH-48, Belanova offers swift access to IGI Airport, Golf Course Road, Rajiv Chowk, Millennium City Centre Metro Station and key commercial districts. Sector 48 is a premium residential and commercial hub along Sohna Road, known for high-rise luxury projects and strong corporate presence.
Sales Strategy and Financing
Belanova follows a phased pricing strategy designed to reward early participation, with pricing set to increase by 7–10% after every 10 units sold, strengthening its value-appreciation proposition over the sales cycle. Central Park expects to achieve approximately ₹500 crore in FY26 through a private offer to friends and family, followed by an estimated ₹1,000 crore in FY27.
Financial tie-ups and home loan approvals have been secured with all major banks including ICICI, HDFC, Canara Bank, PNB and others.
