RERA Registration Milestone for Central Park Delphine Phase I

Central Park Estates has secured RERA registration for Delphine, a luxury housing project spanning 7.85 acres with six towers in Sector 104, Dwarka Expressway. The total investment stands at Rs 2,000 crore, funded through internal accruals and bank loans.

Project Overview

The Delphine project consists of six towers across 7.85 acres and will be developed in three phases. Construction is set to begin in 2026, with completion expected by 2032. The estimated sales realization for the project is Rs 3,500 crore.

The project offers multiple unit configurations. Residences include Studios (981–1,027 sq ft), 1 BHK (1,375–1,643 sq ft), 3 BHK (4,242–4,281 sq ft), and 4 BHK (~5,559 sq ft). Starting price is ₹3 Crore onwards.

Location and Connectivity

Sector 104, located on the Dwarka Expressway, offers excellent connectivity to both Delhi and Gurugram. The project is approximately 30 minutes from IGI Airport, 15 minutes to Cyber City and NH-48, and 5–10 minutes to the nearest railway station.

The area is close to DLF Cyber City (10 km) and Udyog Vihar (9.5 km), attracting IT and corporate professionals, while the Manesar Industrial Hub (15 km) drives employment in manufacturing and allied sectors, with the Dwarka Expressway corridor itself emerging as a commercial belt.

Central Park Estates is owned by the Bakshi Group of Enterprises, which has a diverse portfolio spanning real estate, infrastructure, hospitality, and automotive industries. Central Park Estates has a strong track record in the Gurugram market, having successfully developed numerous projects in the region.

The developer's portfolio includes Central Park Flower Valley (500 acres), Central Park Sky Villas (ultra-luxury), and Central Park Resorts (47.5 acres), with the group having won Foxglove Awards, Golden Brick Awards, and IBE Awards for construction quality.

The community features a 3,00,000 sq ft clubhouse, sky deck infinity pool, rooftop skywalk, 1-acre Skywalk Cafe, mini theatre, tennis court, yoga pavilion, 5-tier security, home automation, landscaped gardens, jogging track, and a vehicle-free design with water mist cooling.

Market Context

The Dwarka Expressway is emerging as a high-value real estate corridor with robust infrastructure and growing investor confidence. Housing sales in the Delhi-NCR region increased by 4 percent to 10,990 units during the July–September period, up from 10,539 units in the same period last year.

The upcoming metro station and proposed railway terminal will significantly uplift connectivity in the sector. The Gurugram Metro Rail Limited (GMRL) is currently under construction, with the Sector 101 station (serving Sector 104) as a key site on the 28.5 km loop.

Regulatory Status

Central Park Delphine has received three distinct RERA registration numbers (RC/REP/HARERA/GGM/996/728/2025/99, RC/REP/HARERA/GGM/997/729/2025/100, and RC/REP/HARERA/GGM/998/730/2025/101) to verify on haryanarera.gov.in. This three-phase structure allows phased development and regulatory oversight at each stage.
